Please read these terms carefully. By making a booking you agree to them.
Booking and payment
A booking is only accepted as a contract once a cleared, non-refundable deposit has been received into our bank account. BACS transfer is preferred. Personal cheques are accepted, and cash is accepted when delivered in person.
Full payment must be received 56 days before your arrival. If you book within 56 days of your arrival date, full payment is required on booking. Funds must clear before you arrive. If you book within 3 days of arrival, you may be asked to pay in cash.
Cancellations and fees
Cancellations must be made in writing. A confirmed booking is a legally binding commitment, so we advise you to take out insurance to cover cancellation, illness and your belongings.
- Cancellations made 56 days or more before your arrival date: you lose your deposit.
- Cancellations made within 56 days of your arrival date: no refund is payable.
- Arrivals in June, July and August: cancellations must be made in writing 56 days or more in advance, resulting in loss of deposit. For cancellations within 49 days, the full amount is payable.
If we are able to re-let the property at the same rate, we may at our discretion refund your payments, less the deposit and a £30 admin charge.
Changes to your booking
If you ask, we can change your holiday dates as long as the new dates are available, you book the same number of nights or more, and you ask more than 60 days before your original arrival date. There may be an admin charge of £20 per change.
If we have to change a confirmed booking (for example, if the property becomes uninhabitable or needs major maintenance work), we will do our best to arrange a suitable alternative booking at another property.
Refundable damage deposit
When you book, you accept responsibility for any theft, breakage or damage (including removing smoke smells) caused by you or any member of your party, and you agree to cover us in full for any loss we incur as a result. We take a refundable deposit to support this.
The property will be inspected at the end of your stay, and you may be charged for any loss or damage found. The refundable deposit will be returned within 2 days of the end of your holiday, less the cost of any damage, breakages, losses or extra cleaning.
Arrival and departure
You can access the property from 4pm on your day of arrival. Please leave by 10am on your final day. Earlier arrivals and later departures are by arrangement only. We need this time to get the property ready for the next guests.
Use of the property
- The number of people staying must not exceed the number stated on the booking form. Breaking this rule ends the contract without compensation.
- The property may only be used for a holiday during your booked holiday period, and not for any other purpose or longer period.
- Your stay does not create a landlord and tenant relationship. You are not entitled to a tenancy, an assured shorthold or assured tenancy, or any statutory protection under the Housing Act 1988 or any other security of tenure, either during or at the end of your holiday.
- You agree to leave the property without being asked at the end of your stay.
- You may not re-let or sublet the property under any circumstances, even free of charge.
Care of the property
You are responsible for the property during your stay and are expected to take all reasonable care of its furniture and fittings. Please leave everything in the same condition, clean and tidy, as you found it.
The property must not be used for any dangerous, offensive, noxious, noisy or immoral activity, and you must not be a nuisance or annoyance to the owners or neighbours.
- You must pay on demand for any replacement, repair or extra cleaning costs (we won’t charge for the odd glass or plate).
- Breakages must be paid for. There is an honesty box in the kitchen. If anything is broken, please replace it or let us know before you leave.
- If you notice any damage, please tell us straight away so we can deal with it.
- Lost or unreturned keys are charged at £10 to cover replacement.
- Lock the doors and close the windows whenever you leave the property empty.
- We may charge for extra cleaning if the property is left in an unacceptable condition.
No smoking
The property and its immediate surroundings are strictly non-smoking. Smoking anywhere in the property will result in immediate termination of your stay and loss of all payments. Any damage or extra cleaning caused by smoking will be charged to you.
Children
Children must be supervised at all times.
Dogs
Dogs are welcome by arrangement. They must be well behaved, house-trained and kept under proper control. Dogs are not allowed on the furniture, in the bedrooms or in the bathrooms, and must not be left alone in the property. Please pick up and dispose of dog waste.
Owners are responsible for any damage their dog causes to the property, contents or garden, and for any extra cleaning needed. We may ask for details of your dog in advance and may refuse permission for any reason, including if a dog is unsuitable in character, size or behaviour, or likely to be a nuisance or danger to others.
Parking and electric vehicles
Parking is available. The owners cannot accept any liability for guests’ vehicles. Electric vehicles must not be charged from the property.
Wi-Fi
Wi-Fi is provided for your use, and you agree to use it reasonably and lawfully. We can’t guarantee internet access, but we have a contract in place for prompt repair if needed. Web traffic is managed by a SonicWall system, and this information will be given to the authorities if requested.
Access to the property
We may enter the property at any reasonable time for inspection or repairs. From time to time the owners or their contractors will need access to carry out repairs or maintenance. Wherever possible we will tell you the date and time as soon as we know. An owner or member of staff will try to accompany visitors, though this may not always be possible. Our trades people are usually local, used regularly and personally known to us.
Liability
You agree to relieve us of any liability for damage or injury, however caused, by any member of your party. Please take all necessary steps to keep yourselves and your belongings safe. We accept no responsibility for loss, injury or damage to any member of your party or their property, however caused, arising in any way from your stay.
COVID-19
- If Waters Edge has to close because of government restrictions and the closure covers your stay, you will be fully refunded.
- If your home address is put into a local or regional lockdown that stops you travelling and covers your booking, you will be fully refunded.
- If your party includes families from different areas and only some are in lockdown, we will refund only the affected families’ share, as the rest of the group can still legally travel.
- Being unable to travel for any other reason, including illness (COVID-19 included), self-isolation, quarantine, shielding, or deciding not to stay, is at your own risk and does not entitle you to cancel or receive a refund.
Insurance
We are no longer able to offer insurance, so we strongly recommend you take out your own holiday insurance policy.
Complaints
We do everything we can to make sure you enjoy your stay. If you have any problem or cause for complaint, please contact us straight away so we have the chance to put it right. We live nearby and will do our best to resolve any issue. Problems must be raised before you leave.
Website and privacy
Our website is not aimed at children, and we will not knowingly collect personal information from children under 14 without parental consent.
