TERMS OF RENTAL

 

 

The number of people occupying the premises shall not exceed the number stated on the booking form.  Breach of this rule will terminate the contract without recompense.

 

 

You may access the property from 4pm on the day of arrival (earlier arrivals are by arrangement only).  Please note that departure is by 10am on your final day (again, later departures are strictly by arrangement only). We need this time to ensure that the cottage is ready for your arrival after the previous guests departure.

 

 

You must not use the property except for the purpose of a holiday during the holiday period, and not for any other purpose or longer period. The agreement to stay in the property for the holiday period does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period.  On departure, you are requested to leave the accommodation in a clean and tidy condition.

 

 

You agree to vacate the hired premises without demand at the termination of the period of hire.  We have the right to enter the property at any reasonable time for the purpose of inspection or repair work and you undertake to leave the premises secure if left unoccupied during the period of let.

 

 

All properties and immediate areas are totally non-smoking 

 

 

You agree to supervise children at all times 

 

 

You undertake to relieve us of any liability for damage or injury, however caused, by any member of his/her party. You must take all necessary steps to safeguard yourselves and your property. We accept no responsibility for loss, injury or damage to any member of your party or of their property, howsoever caused, arising in any manner out of the let of the premises.

 

 

Car parking for cars is available the Owners cannot accept any liability for Guests vehicles. Electric Vehicles  should not be charged from the property.

 

 

Wi-Fi/internet access is provided for your use. You agree to reasonable and lawful usage of this service. We cannot guarantee internet access but have a contract for prompt repair in place should remedial action be required. Web traffic is managed by a Sonic Wall system, this information will be provided to the authorities if requested.

 

 

Care of the property. You are responsible for the property and are expected to take all reasonable care of its furniture & fittings. You must leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You must not use the properties for any dangerous, offensive, noxious, noisy, immoral activities or be a nuisance or annoyance to the owner or other neighbouring properties.  You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand (although we would not charge you for the odd glass or plate).  Lost keys are charged at £10 to cover the replacement cost.

 

 

Dogs are welcome by arrangement.  Dogs must be well behaved, house-trained, kept under proper control and not allowed on the furniture, in the bedrooms & bathrooms, nor left unattended in the property. Dog waste must be collected and disposed of. Dog owners will be held responsible for any damage caused to the property, contents or garden by their dog and for any extra cleaning required. We reserve the right to seek details of any dogs in advance and to refuse permission for them to be brought to the accommodation for any reason, including if they are considered unsuitable in character, size or behaviour, or liable to be a nuisance or danger to other guests.

 

 

Disclaimer The Owner has taken every care to ensure the accuracy of property descriptions and all information is provided in good faith and believed to be correct. In the event that any individual term or clause stated in this Contract is not permissible by law, the remainder of the Contract shall remain valid. This Contract is governed by and construed in accordance with UK Law.

 

 

This does not affect your statutory rights.

 

 

COMPLAINTS

 

 

Every effort is made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to return. We are near by and will do our best to resolve any problem. Issues must be raised before you leave!

 

 

Children, our website is not targeted at children but in any event personal information will not knowingly be collected from children under fourteen years without parental consent. 

ACCESS TO THE PROPERTY
There will be occasions when the owners or their contracted representatives / trades personnel, will require access to the property to carry out repairs, maintenance, etc. Wherever possible you will be advised as soon as the date and time of the access is known. A member of staff/owner will try to accompany people on their visits, however this may not always be possible. You are assured that particularly trades personnel are usually local, used regularly and personally known.
BOOKING / PAYMENTS A booking is only accepted as a contract once a cleared non-refundable deposit is received to our bank account. Personal cheques are accepted. Cash is accepted, delivered in person. Bacs transfer is preferred.
Full payment must be received 56 days prior to your arrival, or if you are booking within 56 days of your arrival date, full payment will be required on booking. Funds must clear prior to your arrival – if booking within 3 days you may be requested to pay by
cash.
CANCELLATION & FEES
Cancellations must be made in writing. A confirmed booking is a legally binding commitment, you are advised to take out the relevant
insurance to cover cancellation, illness, and cover of your belongings. Cancellations made 56 days or more prior to arrival date – loss of deposit., cancellations made with in 56 days or later no refund is payable.
For bookings where the arrival date is in June, July & August cancellation must be made 56 days or more in advance in writing resulting in loss of deposit. Cancellations within 49 days the full amount is payable.
All payments (less deposit and a £30 admin. charge) may be refunded at the discretion of the management should re-let at the same rate to be achieved. CHANGES TO YOUR BOOKING
If requested we can make changes to your holiday dates, provided that your new dates are available, that you book for the same number of nights or more, and if the request is made more than 60 days prior to your original arrival date. There may be an admin. charge of £20 per change.
In the event that we have to make changes to a confirmed booking (i.e. wheré the property be comes uninhabitable or requires major maintenance work), we will endeavour to make a suitable alternative booking at another property.
ALL breakages must be paid for, an honesty box is located in the kitchen to pay for these,
COVID 19. Please read
If your booking has to be cancelled due to Watersedge being put under Government restrictions and has to close and the period of closure includes dates for your stay, you WILL be fully refunded.
If your given address is put into local / regional Lockdown rendering you unable to travel and the period of restriction covers your booking, you WILL be fully refunded.
In the event that the booking party consists of a number of families coming from different areas and 1 family of the party are in local/regional lockdown but the other members of the party are free to travel we will only refund the sum of the affected party as the rest of the group are allowed to legally travel.
Guest inability to travel for any reason, this includes illness including COVID 19, a requirement to self isolate, quarantine,shielding or for any other reason you decide you don’t want to stay at Watersedge . These remain at your own risk and will not give you the right to cancel or to receive a refund.

 

 

As we can now not offer an insurance we strongley reccommend that you take out your own policy

 

 


 Refundable Deposit (Damage Deposit). In making a booking you accept responsibility for any theft, breakage or damage (including removal of smoke smell) caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. We will take a Refundable deposit to support this. Smoking anywhere in the premises will result in immediate termination of occupancy and forfeiture of all repayments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the expense of you. Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found. Doors must be locked and windows closed when you leave your property unoccupied. We reserve the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition. Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you. You may in no circumstance re-let or sublet the property, even free of charge. The Refundable deposit will be returned within the 2 days of the end of your holiday less the cost of damage/breakages/losses/costs associated with cleaning.
